So you want to build in Hawaii but where do you begin?  Got plans and permits?  Some clients come to us with plans and permits ready to go, others are just beginning to search for that perfect piece of the Island to call their own. Whatever stage you are in, we are ready to help. Our first recommendation is to find a local Hawaii architect or draftsperson that will be more knowledgeable on the local building codes and be able to suggest ideas suitable for our environment.

For example - it rains A LOT at times - so it's a good idea to have a minimum 3 foot overhang on all roofs. This is something that a mainland architect may not even condsider, and you may regret not getting the advice of local proffesionals from the beginning. After getting a set of plans together, the next step is to get them approved by the County of Hawaii. Check out their requirements HERE as far as what you will need to submit to them in order start the permit process. When the plans are ready to submit - you must take them to the Building Department. They will go through and initial review at the front desk. If all looks ok, you will then need to "walk" them through to the Engineering Department, Planning Department, Health Department (in another building) and finally back to the Building Department for final review. This is when it goes on the desk of the inspector assigned to your area that will review the plans and either let you know what needs corrected, or the permit will be issued. This whole process can take anywhere from 3-10 weeks and up depending on the scope of the project and the quality of the plans. Sound daunting?  Don't worry. We can handle all of this for you.
